Are you moving? On this page, we have compiled tips on what you should take into account when you move so that you do not have to move to an unlit home. We also tell you what you should do in the case of a real estate sale to transfer the electricity and district heating connections to the new owner.

The mover’s electricity agreement

When you move, contact the electricity supplier of your choice from whom you want to purchase electricity for your new home. You do not need to contact us directly when you move. You can also contact your electricity supplier to handle moving out.

Contact the customer service of the electricity supplier of your choice well in advance of the desired start date of the electricity agreement. We recommend that you sign an agreement 14 days before the start date of the agreement. The electricity supplier will enter into an electricity supply agreement with you and inform us of your move.

This means that you do not need to contact us separately about the electricity network agreement, as it is created automatically after signing a sale of electricity agreement. After receiving the information from the electricity supplier, we will make you an electricity network agreement and send the agreement confirmation.

If you have purchased a property and the deed of sale states that the electricity or district heating connection is transferred to the new owner with the sale, you can report the transfer of connection using the connection change of ownership form.

Electricity connection

An electricity connection is transferred to the new owner after submitting a written statement in connection with a real estate sale.

When making a real estate sale, please note that an electricity connection is movable property and does not automatically transfer to the new owner. The transfer of the electricity connection, i.e., the change of ownership of the electricity connection, should always be mentioned in the deed of sale. Without a valid written statement, we cannot transfer the connection agreement. In this case, the buyer may have to make a new connection agreement and pay the connection fee in accordance with the price list.

Notify Oulun Energia of the transfer

  • Acceptable transfer documents include a separate transfer deed, a copy of the deed of sale or the deed of partition, or an excerpt from the estate inventory deed that includes a statement of transfer of the property to a new owner. Notify us of the transfer as soon as possible after it has taken place to ensure the connection and agreement are transferred to the new owner.
  • Mention the following in the deed of sale: “Through this deed of sale, the seller transfer their rights under the electricity connection agreement with Oulun Energia Sähköverkko Oy to the buyer without separate compensation. The seller guarantees that all payments under the connection agreement for their period of possession have been made. The buyer agrees to notify Oulun Energia Sähköverkko Oy of the transfer of the connection agreement.”
  • When the sale concerns an entire housing cooperation or property company, and the limited company is sold to a new owner, the electricity connection remains under the same name. The billing address will be updated to the new owner, and a final invoice will be issued to the seller. It is not necessary to transfer the electricity connection agreement in the sale of an individual flat in a housing cooperative, as the agreement is in the name of the limited company.

District heating connection

A district heating connection is movable property, which is why the heating agreement is not automatically transferred to the new owner in a real estate sale. For this reason, we need a written statement from the parties to the sale. 

For example, the transfer can be recorded in the sale agreement as follows: “Through this deed of sale, the seller transfers their rights under the heating agreement with Oulun Energia to the buyer without separate compensation. The seller guarantees that all payments under the heating agreement for their period of possession have been made. The buyer agrees to notify Oulun Energia of the transfer of the heating agreement.”

  • Submit a transfer document to us, which can be, for example, a separate transfer deed, a copy of the deed of sale or the deed of partition, or an excerpt from the estate inventory deed. It is sufficient to submit the section of the document that indicates the transfer of property to the new owner.
  • Notify us of the change of ownership as soon as possible after it has taken place to ensure the connection and agreement are transferred to the new owner. It is not necessary to transfer the district heating agreement in the sale of an individual flat in a housing cooperative, as the agreement is in the name of the limited company.

In conjunction with a real estate sale, we recommend ordering a district heating health inspection to ensure both the seller and the buyer are fully aware of the condition of the heating equipment.
